Residents can enjoy solitude in their own spacious apartment or the social interaction offered by our pool deck or game room. You can focus on your studies or wind down after a long week of class and exams. T-H-E Griff is where friendships are made and memories last a lifetime.

If there is an emergency maintenance issue such as a water leak or other safety related matter, please call our office right away at 614.826.7600. If the issue is not an emergency, you may submit a maintenance request through the Resident Login portal. Please allow our technicians 3-5 days to troubleshoot and fix your problem.

If you have a safety related emergency requiring immediate assistance, call 911. For all other after-hours emergencies, please contact us at 614.826.7600 option 9. When prompted, please leave your name, telephone number, unit number, and a detailed description of the emergency and our on-call team member will return your call in a timely manner.

All residents are required to have their own renter’s insurance. This can be through an agent/company of your choosing, or you can sign up through us for a minimal fee. You will need to provide a copy of your own policy.

At T-H-E Griff, we lease by the bedroom. In an individual lease, you are only responsible for the payment of your bedroom space. All roommates will split shared utilities and be responsible jointly for the common areas.

We have a term lease that begins on a specific date and ends on a specific date for one fee. This fee is divided into 12 equal installments for your convenience.

The standard term is August 16 to July 31, with payments made in 12 equal installments. Limited alternate dates are available; please inquire with our staff.

Rent is paid online through your resident portal. You may set up re-occurring payments or make a one time payment with an e-check, credit or debit card.

Rent is due on the 1st of each month and is considered late if not received by the 5th. If the rent is not paid by the 5th a late fee will be added to your account.

Additionally, residents may set up automatic withdrawals from a checking or savings account through the Resident Login portal. For more information, please speak to your site manager.

We do not provide any lease break or buy-out options. However, residents might be able to sublease the bedroom to a new resident, provided he or she meets the criteria and executes a lease agreement. Please contact your site manager with any questions.

Each resident pays a flat rate that includes:
• Living Room & Bedroom Furniture
• Kitchen appliances
• 42″ TV in common area
• Basic cable and high speed internet
• Water, sewage, and surface lot parking
• Washer and dryer in each unit

Each resident will be given their own mailbox key, and mail will be sorted and delivered via USPS to your designated mailbox (1 per suite). If you have packages delivered, we will accept them in the office and they can be picked up during normal business hours with appropriate I.D.

Pets may be allowed here at T-H-E Griff upon approval. If approved, two dogs/cats are allowed per apartment. Pets must be registered before they may reside in the apartment. The owner must pay a non-refundable pet fee of $300 per pet. There is a monthly pet rent of $25 per pet. Please inquire with the office if you would like to bring your furry friend with you.

Water, Sewage, Internet, Cable – included in the cost of your rent.

Electric – Each suite will be separately responsible for their electric usage. This will come to them monthly in their mail as a bill. The bill will need to be put in 1 resident’s name per suite.

Trash valet is also required per suite and is an additional fee.

Prior to your move-in day:

  • Make sure all of your lease documents are signed
  • Make sure rent and other monies due are paid in advance, we do not accept payments in the office.
  • If you are not enrolled in our Liability Insurance you will have to submit your personal insurance in advance of moving in.

Move in day:

  • Check in starts at 10 AM at the Leasing Office.
  • Please bring your photo ID.
  • We will check your account and assign your keys.

Please monitor your email on file as our staff will provide periodic updates during the days and months leading up to move-out day.

Our staff maintains constant communication with each resident by use of email, the Active Building portal, and social media. Additionally, phone calls and/or text messages may be utilized to relay urgent messages. Please monitor your email on file, Active Building, and our social media outlets for the most up-to-date information.

You can select your own roommate(s) or you can apply on your own and we can match you with other residents. Applicants answer a short list of lifestyle questions to help in the matching process.
